Pradhan Mantri Awas Yojana

Launched on 1 June 2015, Pradhan Mantri Yojana aims to provide affordable housing to the urban poor. Known as a Credit Linked Subsidy Scheme (CLSS), the beneficiaries under the PMAY scheme have eligibility for interest subsidy provided they avail a loan to buy or construct a home. It consists of two components:

Pradhan Mantri Awas Yojana (Urban) (PMAY-U) for the urban poor and
Pradhan Mantri Awaas Yojana (Gramin)(PMAY-G and also PMAY-R) for the rural poor.

The scheme of Pradhan Mantri Yojana 2021 is united with other schemes to assure people that all the houses have a toilet, Saubhagya Yojana electricity connection, Ujjwala Yojana LPG gas connection, access to safe drinking water and Jan Dhan banking facilities, etc.

Pradhan Mantri Awas Yojana Eligibility 2020

Applicant/s will be eligible under Pradhan Mantri Yojana 2021 when all the below conditions are fulfilled:

1. No pucca house should be owned by the beneficiary family (an all-weather dwelling unit) either in his/her name or in the name of any member of his/her family in any part of India.

2. No central assistance should have been availed of by the beneficiary family under any housing scheme from the Government of India or State government.

3. No availing of PMAY – CLSS subsidy from any of the Primary Lending Institutions (‘PLI’) should have been availed by the beneficiary family.

4. All Statutory Towns as per Census 2011 and towns notified subsequently would be eligible for the development under the Pradhan Mantri Yojana 2021.

5. Under the Pradhan Mantri Yojana 2020, the construction/extension/development for which the loan is availed must be wrapped up within 36 months from the date of the disbursement of the 1st installment of the loan amount.

Additional Criteria for LIG/EWS category only:

• The female head of the household should co-own the property built or acquired with central assistance.

• One adult female membership is required or mandatory in the subject of property ownership.

• If in case, there’s no adult female member in the family, the house can be owned in the name of a male member of the family.

• For senior citizens and differently-abled people, the preference for ground floor housing is available.

• If the applicant is a married person, the subsidy can either be granted to both the partners in joint ownership or one of the spouses can get a single subsidy.

Economically Weaker Section (EWS): Applicants with an annual house income is up to ₹ 3 lakh fall in this category. However, applicants need to show relevant proof documents to claim the benefits.

Light Income Group (LIG): Applicants with annual household income falling between ₹ 3 lakh to 6 lakh come under the category of LIG. To provide relevant proof documents for the benefits.

Medium Income Group (MIG1): Applicants earning an annual income below ₹ 12 lakh rests under this category. Applicants can avail of loans of up to ₹ 9 lakh for the construction of a residence.

Medium Income Group (MIG2): If the annual income ranges between ₹ 12 to ₹ 18 lakh, applicants come under the MIG2 category. These people can avail of loans of up to ₹ 12 lakh.

NOTE: Applicants need to meet the basic requirement of Pradhan Mantri Yojana 2021. For example, if the beneficiary is a family, it must comprise of three-man elements i.e. husband, wife, and unmarried children. Also, no family members should have a house in their name.

  • An Application form duly signed.
  • Property documents: NOC from builder/society, sale agreement or deed of sale, Letter of allotment, etc.

Pradhan Mantri Awas Yojana – Gramin was launched to bridge the housing gaps existing in the rural areas. Pradhan Mantri Awas Yojana Gramin 2020 targets providing pucca houses with basic amenities along with a clean kitchen to those living in kutcha houses. Every person has the right to own a house and that’s the main aim of Pradhan Mantri Awas Yojana Gramin 2020.

  • Aadhaar Card

Features of Pradhan Mantri Awas Yojana Gramin 2020

  • Minimum Area: The minimum area for houses under the Pradhan Mantri Awas Yojana Gramin is 25 sq. mt. All the basic facilities along with a clean kitchen will be provided.
  • Unit assistance: The unit assistance has been increased to ₹ 1.20 Lakh from the former assistance of ₹ 70,000 in plain areas. For hilly areas, the amount has been escalated to ₹ 1.30 Lakh. The unit assistance shared by the Central Government and State Government in plain areas stay at a ratio of 60:40 and in hilly areas it stays at a ratio of 90:10.
  • Loan facility: If the beneficiary falls under the PMAYG scheme, they can avail of a loan of up to ₹ 70,000.
  • Construction: To maintain the balance between socio-economic and geo-climatic factors, the construction of houses falling under the PMAYG scheme is brought into operation. Local materials are brought to use in the construction of houses.
  • Linked with other Government-backed schemes: To provide the basic amenities as committed by the Government, the Pradhan Mantri Awas Yojana – Gramin has been associated with other Government-backed social welfare schemes, such as Swachh Bharat Abhiyan, Ujjwala Yojana, and Saubhayaga Yojana.
